Text Box: Text Box: ARCHITECT PLANS TO CONVERT
OBERLIN HOUSE FOR OFFICES
By Kathleen Kotcher

Architect Richard Leggin last month asked the town council for a letter of support for his plans to convert the house at 6110 Oberlin Ave. into new offices for his architectural business as well as a studio apartment on the second floor. His current office is above Bell Builders at 6112 Oberlin and he recently purchased the house next door.
He said he plans to leave the Bell Builders office because he has “outgrown the space.”
Mr. Leggin noted that the houses around the Irish Inn were designated by the 1989 Master Plan as suitable for Commercial Transitional (C-T) zoning. He characterized C-T zoning as “residential in appearance but suitable for business purposes.”
He pointed out that after completion of the Master Plan, residents had the option of rezoning their properties. All but the former owner of 6110 Oberlin, Frank Corder, did.
His plans call for “a modest addition” on the 1,600 square foot house. He hopes to have the dual lot rezoned into one lot. According to the C-T zoning limitations, the footprint of the house can be expanded 30 percent.
He repeatedly emphasized that the setback and height requirements for C-T zoning are more restrictive than for other types of commercial zoning.
The house was in poor condition, he said, and the Text Box: RACCOON SHOT WHILE
ATTACKING TOWN DOG
By Carlotta Anderson

A town resident shot an aggressive raccoon in a University Ave. backyard Saturday afternoon as the raccoon’s jaws were locked on Petey, the Jack Russell Terrier owned by the Shimizus of Bryn Mawr Ave. Petey, in turn, had the raccoon by the neck as the two were entangled together.
Although Willem Polak was on the spot with his shotgun, he had to wait until Petey moved to the side to load the gun and get a clear shot at the raccoon. With a second shot, he killed the wounded raccoon, who later was found to be rabid.
Petey was rushed to the Friendship Animal Hospital by Holly Shimizu for treatment while Osamu Shimizu took the raccoon there to be tested for rabies.
The episode began somewhat earlier when Willem Polak was walking his Labrador, Hopje, on lower Yale Ave. and a cat ran in front of them with a raccoon in full pursuit. Hopje followed the cat, who jumped over a fence, at which time the raccoon turned on Hopje. Mr. Polak managed to get Hopje into his Princeton Ave. home and grabbed his shotgun and a box of shells.
Equipped with the gun, he went looking for the raccoon and heard Holly Shimizu, who was walking her dog, scream for help. He went into action after he saw the raccoon attack Petey in the backyard of the Khalifa family.	Luckily, Text Box: —continued on page 3
